Sky Ridge Retreats

Build Your Cabin Between Red River Gorge and Cave Run Lake

Sky Ridge Retreats is more than a place to buy a cabin lot. It is a gated mountain community in Menifee County, Kentucky, created around the kind of experience people come to this area looking for: privacy, incredible scenery, outdoor recreation and easy access to both Red River Gorge and Cave Run Lake.

The development borders the Daniel Boone National Forest, with wooded ridges, natural rock formations, valley views, sunrise and sunset settings, and a collection of lots that each feel a little different. Some sit high along the ridge. Others are tucked into mature trees, overlook the community ponds or offer dramatic rock and cliff features.

For someone looking to build a short-term rental, Sky Ridge offers the opportunity to become part of a community where vacation rentals are already operating and attracting guests. For buyers who simply want their own Kentucky cabin, it offers the same amenities and setting without requiring the property to be used as a rental.

This is a place that works for both.

A Community Already Taking Shape

Sky Ridge isn't just an idea on a plat. Cabins have already been built here, guests are already staying here and the community continues to grow.

Existing short-term rentals within Sky Ridge have shown strong demand. One current cabin in the development, Boulder Outlook, reported 82.79% occupancy during its documented operating period. While every property, cabin design and management plan will perform differently, that history gives prospective investors something valuable: an example of actual guest demand inside the development rather than relying only on projections.

For an investor, that means the opportunity to build in a community already becoming established as a vacation destination. For a private owner, it means buying into a development where the infrastructure, surroundings and amenities have been planned around making time at the cabin feel like a true getaway.

Utilities Are Already Part of the Plan

One of the biggest differences between buying a lot here and starting with a completely undeveloped piece of mountain property is the work that has already gone into preparing Sky Ridge.

Driveway entrances have been prepared for the individual cabin lots, with city water, electric service and high-speed internet hookups available.

Preliminary soil testing was also performed throughout the development to evaluate the possibility of septic systems. Individual lots will still need their own evaluation based on the size, location and design of the cabin a buyer plans to build.

Sky Ridge can also provide connections to reputable builders, lenders and property-management resources for buyers who need help putting the rest of the project together.

Amenities That Give Guests More to Do Without Leaving the Community

The natural setting is a big part of Sky Ridge, but the development was also planned around giving owners and guests things to actually do once they arrive.

Sky View Park

Sky View Park provides a central gathering area with two family-sized pavilions, outdoor dining space and shaded swings. It is a great place for families and groups to spend time together without having to leave the development.

Pickleball is also planned as a future addition to the park.

Adventure Waters — In Progress

Adventure Waters is being developed as an aerated swimming and recreation area within the community.

Plans include swimming, a wide walking path around the water and an LED-lit fountain that will add another feature to enjoy in the evenings.

Cast Away Fishing Pond — In Progress

Separate from Adventure Waters, Cast Away is planned as a more peaceful stocked, catch-and-release fishing pond.

The pond habitat is being designed for bass, catfish and bluegill, creating another on-site activity for owners and vacation guests.

Sky Ridge Overlook

Sometimes the best amenity is the view.

Dedicated parking near the west end of Sky Ridge Way leads to an easy approximately 0.1-mile walk to the Sky Ridge Overlook, where a shaded picnic table and wide-open cliff-top view make this one of the best places in the community to catch a sunset.

Boulder Trail

For guests who want something a little more adventurous, Boulder Trail follows the forested ridge through rock formations and bouldering areas.

The trail includes features such as Joseph's Pit and leads toward the Stone Pillar before continuing into the surrounding Daniel Boone National Forest. This is a more rugged outdoor experience and another reason Sky Ridge feels very different from a traditional subdivision.

Gated Entrance

Sky Ridge Retreats is a gated community, giving owners and their guests controlled access while maintaining the private retreat atmosphere of the development.

Surrounded by Outdoor Recreation

Sky Ridge feels remote when you're there, but you're not cut off from the places people travel to Eastern Kentucky to experience.

Daniel Boone National Forest borders the development, putting hundreds of acres of outdoor recreation right outside the community.

A kayak launch accessing the backwaters of Cave Run Lake is approximately five minutes away. The nearest Cave Run Lake marina is around 30 minutes away, making boating, kayaking and fishing easy additions to a weekend stay.

Several Red River Gorge hiking trailheads are within approximately 30 minutes, while the Slade and Natural Bridge area is around 40 minutes away. Guests can spend the day hiking, climbing, kayaking, ziplining, exploring the Gorge Underground or visiting the many other attractions around the Red River Gorge area and still come back to the quieter setting at Sky Ridge.

Lexington is less than approximately 1.5 hours away, while Cincinnati is roughly 2.5 hours away, giving the community access to a large drive-to vacation market without losing the secluded mountain setting that makes it appealing in the first place.

Available Lots at Sky Ridge Retreats

Each available lot has its own personality. Instead of rows of nearly identical building sites, the lots were laid out to take advantage of the natural terrain — trees, rock formations, ridges, ponds, valleys and changing views.

Lot 5 — Wooded Perch One

0.979 Acres | $47,000

A wooded ridge lot with a shared entrance with Lot 6 and a setting that lends itself to a treetop-style cabin. Choose your placement along the ridge and design around the private valley views below. It is also conveniently located near Adventure Waters.

Lot 7 — Dappled Morning Light

0.957 Acres | $55,000

A beautiful ridge-top lot with a relatively flat driveway approach and cabin site. The property looks toward Cast Away Fishing Pond and gets its name from the morning light filtering through the trees. A strong choice for someone wanting scenery without giving up easier access to the building site.

Lot 11 — Wooded Wonder

0.844 Acres | $60,000

This is where Sky Ridge transitions from the more open areas into the woods. Mature trees, natural rocks and cliff features surround a prepared cabin site, creating a secluded mountain feel with the Daniel Boone National Forest below.

Lot 12 — Boulder Perch

0.796 Acres | $57,000

Positioned closer to the road for convenient access, Boulder Perch opens up behind the building area to rock formations, sunset light and wooded views. A future deck could take full advantage of the terrain, and the lot borders Boulder Trail.

Lot 14 — Surprise Cliffs

0.801 Acres | $55,000

This lot doesn't give everything away from the road. It begins narrower near the top and widens as it moves downhill, eventually revealing a dramatic lookout over the valley and sunset. Build closer to the road for easier access or explore a placement farther into the property for additional privacy.

Lot 15 — Tree Rock

0.864 Acres | $57,500

Named for the distinctive tree growing from a rock boulder, Tree Rock combines wooded privacy, natural cliff features and a convenient driveway approach to the building area. It has the kind of character that can become part of the cabin itself rather than simply the land around it.

Lot 16 — Pine Wonder

0.650 Acres | $55,000

Tall pines and a semi-circle driveway entrance set the stage for a cabin with several creative placement options. Build above or below the natural rock wall and take advantage of views toward Cast Away Fishing Pond. The terrain also creates the potential for a fun lower outdoor living area tucked against the rock.

Lot 17 — Pond Sunrise

0.650 Acres | $30,000

One of the more open lots currently available, Pond Sunrise gives you a front-row seat to the morning light over the pond. It's a different feel from the heavily wooded lots and also includes a unique access point into the valley.

Lot 19 — Field Cliffs

0.758 Acres | $37,500

Field Cliffs gives a buyer choices. Build higher near the main road for convenient utility access and a ridge-top setting, or explore a lower placement off the shared drive closer to the cliff features and valley views. A flexible lot for someone who wants to make the site their own.

Lot 21 — Sunrise Water One

0.787 Acres | $37,500

Lot 21 shares an entrance with Lot 22 and offers easy access from the main road along with beautiful views toward the community's recreation areas. Venture farther into the property for cliff-top valley scenery below Adventure Waters. The setting also captures morning and evening light.

Lot 22 — Sunrise Water Two

0.630 Acres | $35,000

Located beside Lot 21 with a shared entrance directly off Betty Gap Ridge Road, Sunrise Water Two sits especially close to Sky View Park and Adventure Waters. The lot combines convenient access with morning sun toward the front and sunset views toward the back.
